How The Math Works


Workforce Housing rents are calculated based on DC’s area median income (AMI) and your household must fall at or below the limits outlined below. A minimum gross annual income of 24X the monthly rent is required and your gross income total includes overtime pay, bonuses and cash transactions from platforms like Venmo, PayPal, Cash App and Zelle.

Documentation Requirements

To start the leasing process, you’ll need to gather a few documents to upload to your online application:

Identification. Valid passport, driver’s license,or personal identification card for every household member over 18. Physical ID must be presented to the leasing team prior to move-in.

Employment. Two months of most recent paystubs from employer(s).

Verification Letters. If applicable: Award letter or verification form for any social security benefits, SSI, pension funds, child support, etc. View a sample letter.

Self-Employment. If self-employed, the most recent tax filing or financial statements.
